Doors and windows from Halo’s System10 range have upgraded two Sixties-built apartment blocks to 21st century standards of insulation and energy efficiency by replacing the original steel-framed Crittall fittings with robust, low maintenance PVC-U products.
Fabricated and installed by Perivale-based Everglade Windows, the windows feature the Edge, a very slim sash devised in collaboration with Halo – the UK’s leading manufacturer of energy efficient doors, windows and fenestration packages and a company of the VEKA UK Group – that was both durable and easy to maintain.
“The key factors in choosing these doors and windows against a number of competitors came down to appearance, longevity and ease of maintenance,” commented Ana Pavlovic of CBRE, which advised the owners, Akelius, a Swedish property group.
“The existing windows and doors looked very elegant but their thermal performance was very poor so the properties were cold and suffered from condensation. Now the doors and windows have a U-value of just 1.6 and are backed by a 10 year warranty.”
The two blocks – Pelham and Waverley Court in the centre of Horsham, Surrey – were acquired in December 2011 as part of a £100 million plus portfolio of UK residential property. These blocks consist of 81 residential apartments in three-storey blocks, which required a total of 722 windows and doors, all manufactured to fit eight configurations to be found in the estate and incorporating an odd-leg outer frame for fixing onto the decorative stone surrounds.
BSI Kitemark Approved for Windows Installation, Everglade Windows used its considerable experience in coordinating large refurbishment projects to collaborate both with CBRE and other subcontractors to schedule works so they caused minimal disruption to tenants.
Designed to provide the maximum flexibility for fabricators and clients alike, the System10 range is based on a range of 62mm or 70mm sections and utilises the same sash, bead, gaskets and ancillary sections. The result is low stock holding potential for the fabricator, low maintenance potential for the client and the ideal range of products to suit any window replacement programme or building construction type.
The suite allows for the production of top hung and side hung installations, with the ability to accept a full range of hardware, allowing full compliance with all the latest building regulations, and meeting all the latest product testing standards.
Halo offers a wide range of coloured foil options that can be applied to virtually any fenestration design in the System10 range, including woodgrain effect finishes and strong contemporary and traditional colours such as blue, red and green.
In addition, a palette of grey/black options is proving increasingly popular in both modernist residential properties and commercial projects. Light and dark grey window frames, often complemented by cedar cladding or metal brise soleil screens and balconies, are now appearing on many developments.
All foil finishes carry extensive guarantees and are well proven for high performance and longevity in all types of weather conditions including bright sunlight and high rainfall or coastal locations, without any colour deterioration or fade. The foils are also durable and scratch resistant and can be easily cleaned for long lasting visual appeal.
Coloured foils can also be specified by quoting the equivalent RAL colour, so the windows will complement building elements made of other materials in the same colour, although where an exact colour match is required samples can be provided before volume orders are placed.
