The development programme is now complete within budget and on time. In total 304 balcony spaces have been enclosed as part of the project using Windoor System 1000. This unique system allows the balcony spaces to be totally enclosed, fully or partially opened, and the frameless glazed panels allow maximum penetration of natural light, natural solar gain and provide uninterrupted views. Installed by McKean Developments Limited for Wates Living Space, the balconies provide the residents with a space that will be used for up to 100 days per year more than an open only balcony. It is clear now the blocks are complete, that they are already well used. 


Designed by 3DReid, the development also consists of an insulated external render system to improve thermal efficiency. The old protruding balconies were removed and replaced with a Juliette balcony and door system. The balconies are pre-fabricated in the factory; the resulting installation of the modular bolt-on balcony reduces the amount of time on site and therefore resulting in a reduction in site costs.

With new improvements to the roof and replacement of existing drying room screens it is expected that residents will now see significant savings in their energy bills. The balcony spaces themselves will benefit from the impact of natural solar gain when the balcony glazing is closed. If the door to the apartment is left open, this warmth will permeate into the inner room. Alternatively, if the inner door is kept closed the balcony space will act as a thermal store, and the resident can open the inner door in the evening releasing this naturally warmed air into the apartment, reducing the demand for artificial heating. On a hot sunny day, the glazing can be fully opened with residents able to enjoy the sunshine in the outside space. The opened glazing will provide a source of natural ventilation helping the inner rooms to remain cool.

The enclosed balconies provide a level of protection from the outside, both from intruders, the elements and vermin. Flush fitting panels when closed means that pigeons have nowhere to land or roost on the balconies and therefore the damage and nuisance caused by these pests is reduced. The enclosures also provide a safe area for children to play, particularly important in high rise developments. 

Balconies by Windoor have been installed throughout the UK; from Aberdeen in the north to Brighton in the south. Recent projects include City West’s Barton Village in Salford (also pictured) and Ladywell Green in Eccles. The refurbished buildings at Barton Village are already proven to enjoy significant energy saving benefits for residents, and have Eco status; a major contributor to this being the balcony spaces.
