Developers are being offered a fresh chance to vie for a prominent development opportunity in the Northampton Enterprise Zone.

Led by West Northamptonshire Development Corporation (WNDC), St Peter’s Waterside will comprise up to 20,000 sqm of high quality office space next to the River Nene.

Last year, WNDC invited interest in a smaller site and has an initial shortlist of potential developers. Since then the opportunity has been enlarged, with National Grid aiming to include the neighbouring northern gasholder site within the development.

St Peter’s Waterside is part of a growing commercial district, with nearby regeneration projects making strong progress. Opposite the site, construction of a new and improved £20m railway station is underway.

Chris Garden, WNDC’s Director of Regeneration said: “Understandably, we have already received a strong level of interest in St Peter’s Waterside. However, now that the opportunity has been enhanced, we are giving the market the chance to respond.  Not only does the site have great transport links and enterprise zone benefits, it is primed for development, with demolition works set to start this summer ”.

As well as the gasholder, St Peter’s Waterside encompasses 10 houses, 5 commercial properties and vacant brownfield land. Demolition of the houses will start this summer, with the business premises being cleared in the autumn.  This follows the completion of a compulsory purchase order by WNDC earlier this year.

The deadline for expressions of interest in the development opportunity is July 22, 2013.
