Colliers International has been instructed to market the freehold investment in the Charlecote Pheasant Hotel, near Stratford-upon-Avon, Warwickshire.
The property, which is located in the village of Charlecote, is leased to Shearings Hotels Ltd on a 22 year unexpired lease at an annual passing rent of £350,000.
Colliers International has been instructed by a private investment client. Offers are being sought in the region of £3.9 million, reflecting a net initial yield of 8.45 per cent.
Charlecote Pheasant Hotel was originally built in the 18th Century by the then Lady of the Manor, Mary Elizabeth Lucy. The property has been added to in recent years and today comprises 69 en-suite bedrooms, a restaurant and bar, seven conference suites and five meeting rooms. Within the hotel’s nine-acre grounds there is also an outdoor swimming pool, children's play area, tennis court and a 120-space car park.
