Just a short distance from Oxford Street, a self-contained 19th century industrial building spread over five floors in Bucknall Street, London is the headquarters of Premier Public Relations’ office. Founded in 1983, Premier has provided marketing communications campaigns over three decades for the entertainment, arts and cultural industries and was awarded ‘PR Moment Large Agency of the Year’ in 2017.
The large yellow brick Victorian building is characterful and full of quirks; the perfect location to house the Premier teams across creative production services, PR, Events and Experiential and Brand Partnerships. Formerly used as a warehouse, the thermal and acoustic insulation of the primary windows were not up to standard for a modern office space.
Premier approached Selectaglaze for an affordable window improvement to their offices. This was to establish a more agreeable working environment to achieve a high level of thermal insulation. Although a warmer office was the main aim, Premier was also interested in what could be achieved to improve noise attenuation.
Secondary glazing limits heat loss by nearly 50% as it traps an insulating layer between the primary and secondary windows. Using specialist thermal units and glass such as Spacia or the Selectaglaze enhanced thermal casements, very low U-values can be reached which are vital when attaining high levels of BREEAM ratings and Passivhaus/EnerPHit standard. With Premier located close to a busy thoroughfare in WC2, high levels of outside noise can distract and dent staff efficiency. A sound reduction of 45dB is readily attainable with secondary glazing and substantiated with acoustic reports. Outstanding performance levels of up to 55dB are possible when specialist acoustic glass is used.
Selectaglaze was tasked with the installation of 115 windows across the ground, first, second and third floors. Various secondary glazing products were brought together for the specification, the majority of which were two and three pane horizontal sliders. The Series 30 lift-out unit was preferred for one particular opening to allow complete access for cleaning. Another primary window was fitted with a single side hung casement, designed to complement the existing fenestration. The minimal frames created clean lines to match the existing primary windows, making them discreet. Units were installed over a few weeks to ensure that staff were not side tracked by the works.
In collaboration with the charity; ‘Sustainable St Albans’, Selectaglaze assessed the changes in the thermal integrity of the primary windows before and after the addition of secondary glazing using a thermal imaging camera. Imagery is generated by thermography which identifies heat patterns in the infrared wavelength spectrum. Sensors in the camera identified these heat signatures and converted them into visible pixels. Despite the low resolution of the resulting images, the significant differences are felt between treated and untreated windows.
The successful installation of secondary glazing has enhanced the working environment, with staff noting a significant difference in thermal retention, with draughts virtually eliminated. It has also made the working environment across all the office floors more productive.
