Global delivery consultants and construction experts, Mace, have been appointed by Pegasi to lead the transformation of Fresh Wharf, a prominent 1980s building, into a high-performance, sustainability-led workplace overlooking the River Thames in London.
Located just minutes from Tower Bridge, the 11-storey building will be reimagined into 120,000 sq ft of premium workspace, featuring 25,150 sq ft of outdoor space, a new riverside café, improved public realm and a destination restaurant.
Designed by Buckley Gray Yeoman, the scheme reflects a growing market trend to reposition existing buildings for a net-zero future while enhancing occupier experience.
Fresh Wharf is targeting some of the highest environmental and performance benchmarks in the sector, including BREEAM Outstanding, WELL Platinum, NABERS 4.5 Stars and WiredScore Platinum with a projected whole-life embodied carbon footprint of 933 kgCO₂/m².
In addition, approximately 50% of the building’s raised access flooring panels will be retained and reused, potentially saving up to 100 tonnes of CO₂. For newly fitted areas, low-carbon panels made from 86% recycled content will be installed. Each flooring panel is backed by an Environmental Product
Declaration and a material passport, ensuring full traceability and enabling future reuse.
Early-phase works are already delivering results with 30 tonnes of glazing removed from the original building being recycled through Saint-Gobain’s closed-loop glass system, saving a further 21.3 tonnes of CO₂.

Scheduled for completion in 2026, Fresh Wharf is set to become a benchmark for sustainable workplace transformation in the City of London.
