ISG has been awarded a £3.6 million scheme to convert a former office building at 6-7 Buckingham Street in Westminster into seven luxury apartments. The project further strengthens ISG’s relationship with specialist luxury residential developer Amazon Property, for whom the contractor is currently delivering schemes at Paramount House in Soho and Craven Hill Gardens in Bayswater.
This latest project sees ISG comprehensively strip out the Westminster property, which comprises six storeys and two basement levels. Unifying the floor levels within the building by constructing new concrete slabs, ISG will also extensively reconfigure the accommodation by relocating the lift core and stairs into an existing lightwell to create an enlarged, contemporary open plan floor plate for the high specification apartments.
As part of the scheme, ISG will retain many of the original architectural features of the early 20th century structure, repairing and renovating the existing windows and carrying out minor repairs to the masonry façade. The upper basement and ground floor levels will each house a one-bedroom apartment, with the lower basement set aside as a general storage and secure bike store area. The upper five floors will be configured as three bedroom apartments, with the space flexibly designed to enable residents to open out one of the bedrooms as a dining area, adjoining the main living room, or as a study.
The high-specification internal fit out of the properties includes bespoke joinery within bedrooms and the high-end kitchens, with state-of-the-art A/V installations throughout, under floor heating and comfort cooling, with the project scheduled for completion in early 2014.
