Kew Bridge Road transformation gets the green light

Assael Architecture has achieved resolution to grant planning consent on behalf of St James Group for the multi-million pound redevelopment of the remaining Thames Water land off Kew Bridge Road in Brentford, Middlesex.

The 0.954 hectare scheme, which is expected to start on site following completion of the adjacent development originally consented in 2001, comprises 76 residential units and 526 sq m of commercial space intended to become a hub for local creative industries , will regenerate former Thames Water land, bringing the majority into community use. Several redundant Thames Water buildings will be demolished and replaced with a series of part seven and part five-storey, high quality residential-led buildings. A ground floor under croft car park provides for 54 cars and there are nine additional external parking spaces for the commercial premises and visitors, including a car club space.

Assael’s design is sensitive to the area’s heritage, harmonising with the adjacent Grade I and Grade II listed industrial structures of the Kew Bridge Steam Museum and Kew Gardens. It will contribute positively to the conservation area.

The scheme creates a new level of connectivity, with principal pedestrian and cycle routes running east west through a new publicly accessible linear park.

John Assael, managing director at Assael, said: “The relationship to the important Grade I and II listed buildings has been carefully reflected in the final designs, while also ensuring a high quality, residentially-led mixed use development on this unique brown field site. We are delighted that this site is coming forward to deliver a new, vibrant community – the last part of the jigsaw on the northern part of Kew Bridge Road.”

The resolution is to grant Full Planning Permission and Conservation Area Consent as well as Listed Building Consent for minor amendments to the listed Gatehouse building on Kew Bridge Road and for works to the southern boundary wall of the site.

The scheme represents the final element of the long term masterplan aspirations of London Borough of Hounslow’s 1999 Urban Design Brief for the British Gas, St George’s Church and the Thames Water Sites.
