Professionals tasked with assessing condensation problems within buildings can now hire a pioneering diagnostic tool, which will help identify sources of moisture.
The Condensation and Mould Diagnostic System has been developed by Maple Diagnostics, a subsidiary of national trade body the Property Care Association (PCA), to help professionals working in the built environment find ‘right first time’ solutions to issues with damp.
A new rental framework means surveyors and contractors can hire specialist sensors that will monitor sources of condensation and moisture in the home and generate detailed reports straight to users’ online accounts.
Sarah Garry is Chief Executive at the PCA. She said: “Identifying the root cause of condensation is critical to finding quick and effective solutions that prevent unnecessary costs.
“We’ve adapted the way professionals access the tool, creating a kit for hire, which is delivered with a detailed user guide and creates tailored reports which are stored online and can be downloaded at any time.”
The Maple diagnostic tool involves specialist sensors being installed at strategic points around the property to record humidity and temperature.
A unique algorithm evaluates temperatures, thermal performance, ventilations characteristics and use of the building before processing the data and creating a detailed report.
The reports outline mould risk and identify the causes of existing condensation or mould.
Sarah Garry added: “The installation and use of this cost-effective system is straightforward and clearly outlined in the accompanying user guide.
“The sensors are unobtrusive and non-destructive but create scientifically robust and reliable evidence that informs practical solutions.
“Following the implementation of Awaab’s Law, there will be situations, certainly for social housing providers and tenants, where time is of the essence.
“The Maple diagnostic tool offers comprehensive insights that will help deal with damp issues at source.”
